"Part of the strategy with buying Horton was that it was an income property and that I could actually house hack and own a dwelling that would actually pay me at the end of each month," Scott explained. This approach significantly reduced his cost of living, providing the financial flexibility he needed to focus on building his company.

Scott's entrepreneurial path was not without its challenges. There were times when he gave back his entire salary to support his business. 21 Horton Place offered a stable financial base, consistently cash-flowing and allowing him to take risks and pursue his vision. "In our worst months where there was a high utility bill, we were making $600 a month," Scott recalled, highlighting the property's reliability.

Beyond the financial benefits, 21 Horton Place provided a fantastic living environment. The property is located on a quiet street within a great community, surrounded by friendly neighbors. This sense of community and the flexibility the property provided were crucial for Scott and Jessica as they navigated their bicoastal lifestyle, with Jessica spending time in Southern California.

A Hub for Community and Connection

21 Horton Place wasn't just a place to live; it was a hub for community and connection. The location in the Delaware District offered easy access to parks, restaurants, and cultural attractions. Scott, an avid runner, cherished his runs through Forest Lawn and Delaware Park, finding moments of clarity and inspiration amidst the beautiful scenery. "I always got this kind of picturesque view of Hoyt Lake," Scott shared, describing his runs. "And then I'd always listen to these podcasts and I can remember very specific moments of listening to great podcasts that meant a lot to me."

The property also fostered a sense of community among its tenants. Many were young, upwardly mobile professionals who appreciated the neighborhood's amenities and the quiet street. Tenants frequently enjoyed activities in Delaware Park, like volleyball, soccer, tennis, and reinforcing the vibrant community spirit.

As an Airbnb rental, 21 Horton Place welcomed guests from all over, offering them an authentic Buffalo experience. Guests consistently praised the location, the classic architecture, and the proximity to local attractions. Scott and Jessica even created a feedback book where guests could share their favorite Buffalo wing spots, sparking friendly debates and adding a personal touch to their hosting.

A New Chapter and a Heartfelt Farewell

Despite their deep connection to 21 Horton Place, Scott and Jessica have made the difficult decision to sell. Life took an unexpected turn last summer, requiring Scott to relocate to Southern California to be with his family. "We're selling the property because our life has moved in a different direction," Scott explained. "We love that place. We poured our heart and soul into it and really feel like we've maintained it and built a place that's a home for our tenants and a place where we've hosted guests and been very proud of it."

Managing a property from across the country proves challenging, and Scott and Jessica believe in being hands-on landlords. "We've always been very hands-on and felt like to maximize quality, we had to manage it. We had to be boots on the ground. We had to be a part of it," Scott said.

While it's a bittersweet moment, Scott and Jessica are ready for this new chapter. They leave behind a well-maintained, beloved property that has served them incredibly well. 21 Horton Place is more than just a house; it's a place where memories were made, dreams were pursued, and a strong sense of community thrived.
