When building the “perfect listing”, we will help execute your sale by taking on a partnership mentality. We will determine what work to do, how to do it, who to hire, manage the work scope, structure agreements with contractors, and work with the seller on the payment schedule to protect the seller's liability.
The “perfect listing” is simply a sellable house! The product matches the price and the sale price is within the market which means the house is going to appraise for the contract price. This creates a deal that is going to get to closing.
Creating exposure is another crucial piece of the “perfect listing”. That is why The Giambra Team has a marketing department that will create an in-depth strategic plan for each property and funnel them through the appropriate channels. This can include but is not limited to the MLS, consumer sites (Zillow, RedFin, Trulia, Realtor.com), Loopnet, and commercial listing platforms (Crexi, Ten-x, Catylist, brevitas, theBrokerList). We have access to publications for special stories and unique listings through groups like Buffalo Rising, Business First, the Buffalo News, and the Real Estate People Podcast. Every listing is featured on our social media platforms through photo and video content aimed at converting viewers to buyers.
At showings, we will be there to show the property in the best light, work with tenants to accommodate their schedule, and group showings to create multiple offer situations while making it easier on the homeowners. We gather powerful feedback from viewers to understand what people liked or didn’t like about the property and use this information to pivot when/if necessary.
